‍‍`Scholarships Assured‍‍` as Chrysler Building Lease Sold

The Chrysler Building, one of Manhattan‍‍`s most recognizable architectural landmarks, is set for a comprehensive structural overhaul following a major lease transaction. Real estate developer Tishman Speyer has acquired the leasehold from the Cooper Union for the Advancement of Science and Art. The arrangement initiates an extensive capital program aimed at revitalizing the nearly century-old skyscraper.

The historic 77-storey tower once held the title of the world‍‍`s tallest building.

Tishman Speyer and its investment consortium plan to commit $235 million to the initiative. Renovations will center on restoring the building‍‍`s distinctive Art Deco crown and polishing the external masonry across its entire facade. Internal infrastructure will also undergo major refurbishment, including complete modernization of the mechanical, elevator, electrical, and air ventilation systems, alongside an upscale lounge development on the 61st floor beside the landmark eagle gargoyles.

The developer intends to deploy the majority of the square footage as commercial office premises near Grand Central Terminal. Market data indicates the surrounding district maintains exceptionally tight inventory, with almost no new office construction added in several decades. To expedite commercial occupancy, the team is applying a prebuild strategy that enables corporate tenants to move into furnished floorplans without conventional fit-out delays.

Originally financed by industrialist Walter Chrysler, construction commenced in 1928 and concluded two years later under architect William Van Alen, who modeled the ornamental eagles on 1929 automobile designs. The Cooper Union college has held title to the underlying land since 1902. College officials announced that proceeds from the agreement will directly finance an institutional plan to guarantee full-tuition scholarships for all undergraduate students.
